Tenancy Set up for a one off fee of £175!

Once you have chosen your tenant, you can choose our Tenancy Administration service where we will comprehensively reference the tenant, arrange all of the necessary legal paper work and deposit administration. All this for a one off fee of £175.

Tenancy Set-up includes:

  • Comprehensively referencing prospective tenants including credit check, employer and landlord references (where applicable).  Where necessary, additional security will be requested by means of a guarantor.
  • Preparing a standard Assured Shorthold Tenancy Agreement and arranging signature by the tenant/s.
  • Where necessary, preparing a Guarantee Agreement and arranging signature by the guarantor/s.
  • Collecting and transferring a security deposit in accordance with current legislation.
  • Setting up a standing order mandate.
  • Collecting the first advance rental.

Additional services are available in accordance with the scale of fees as defined below:

  • Gas Safety from £65.00.
  • Energy Performance Certificate (EPC) from £65.00.
  • Preparation of Inventory from £65.00.


Rent Management for only £20 per month!

Let us take the stress out of monitoring your rental income. We will collect the rent and pay it directly into your account accompanied by a monthly statement. If a rent is late, the tenant will receive the necessary written notifications and we will keep you updated of all the events. The cost of this service is £20 per month which is deducted directly from rents collected, meaning if we don’t collect your rent, there is no fee.

Rent Management includes:   

  • Collecting rental income.
  • Making payments direct to your account.
  • Chasing rent arrears.
  • Issuing of relevant notices where necessary.
  • Monthly rental statement.


Property Management for only £39 per month!

Or you can really kick back and relax by taking advantage of our Full Management Service. You get all the benefits of the Rent Management Service with the addition that if anything goes wrong, the tenant can contact us and we will send out qualified contractors to put things right. We will hold a float, anything over that will require your authorisation. You will receive an invoice for the work and will be free of all the hastle of liaising with tenants and contractors. All this for £39 per month.

Property Management includes:

Coordinating of repairs or maintenance including arranging for tradesman to attend the property and obtaining estimates where necessary.

  • Arranging with service companies (principally electricity, gas and water) for meter readings and advising them of the transfer of service contracts to the tenant.
  • Liasing with the tenant in the first instance on any tenancy related issues.
  • Collecting rental income.
  • Making payments direct to your account.
  • Chasing rent arrears.
  • Issuing relevant notices where necessary.
  • Monthly rental statement.
