Additional Terms for users of our Marketing service

1. Definitions
The term ‘the landlord’ relates to the owner(s) or other persons having the authority to
advertise the property with this website.
The term ‘property’ relates to the property, which is owned by the landlord and is advertised
with this website.
The term ‘tenant’ relates to the potential tenant who has shown an interest in your property.

2. Services
The service is to market a Landlords property on danielfox.co.uk and major websites including
rightmove.co.uk, findaproperty.com, primelocation.com and globrix.com. The service is
normally completed within 24 hours of payment being received and starts immediately once the
property has been uploaded to the danielfox.co.uk website.

3. General Authority:
The landlord confirms that he/she is the sole or joint owner of the property and has the right to
rent out the property under the terms of the mortgage or head lease. Where necessary, the
landlord confirms that permission has been granted by the mortgage company.

4. Descriptions and Content
You will provide us with property descriptions and pictures. We will not be liable for any errors,
omissions or inaccuracies with regards to the information that you provide us. Additionally by
giving us this information, you consent to us using this information to market your property
online, in printed media and in shop window displays for an unlimited period.

5. Amendments and Deletions
To prevent misuse of the website, properties should be listed no more than 70 days before the
available from date. We reserve the right to terminate the marketing service on any property 14
days after the available from date has elapsed. We will email you removal notification before
the termination of the property’s marketing campaign. You can respond to this removal
notification within 72 hours to request that the marketing be continued for a further 30 days.
Should you wish to amend any details about your property or personal details, or should you
wish to remove an advert please email all amendments and removal requests to
info@uchooselettings.co.uk your amendment/deletion will be activated within 48 hours of the
email being processed.

If it at any time we are made aware that property mis-description is present in your advert, we
reserve the right to suspend the property marketing service whilst we await confirmation from
you. Upon receipt of confirmation, we at our sole discretion reserve the right whether to reinstate
or terminate the marketing of the property. No refund will be payable where the
property marketing service has been suspended or terminated due to this process.
Once your property is let, you must inform us by emailing removals@Uchooselettings.co.uk
stating the property address and your landlords reference.
Once the property marketing service has been terminated, payment must be received before
the property can be remarketed.

6. Fees
The landlord will pay the applicable fee of £59.00 for every property marketed by us at the time
of order. We reserve the right to charge value added tax at any time at the prevailing rate. Fees
are payable in GBP sterling using Google check out or pay pal via this website. We reserve the
right to amend the fee for the marketing service at any time. We also reserve the right to
reject, at our sole discretion, any property listing even if we have acknowledged receipt of
payment and taken payment from you, in this event a refund would apply.

7. Landlord responsibilities
The landlord confirms that they are aware of these obligations. It is agreed that the landlord
shall ensure that the property is made available for letting and during the course of the tenancy
in a safe condition and in compliance with the following regulations. It is the Landlords sole
responsibility to ensure that the following are adhered to:

• Furniture and furnishings (Fire Safety) Regulations 1988.
• General Product Safety Regulations 1994.
• Gas Safety (installation and use) Regulations 1998.
• Electrical Equipment (Safety) Regulations 1994.
• Plugs and Sockets (Safety) Regulations 1994.
• Any tax due is to Inland Revenue is declared.
• Any deposit taken from the Tenant is protected within a Government approved scheme.
• Any permissions to let by mortgage providers are obtained.
• Adequate Landlord’s Insurance is in place.

The Landlord confirms that they have a valid Energy Performance Certificate before using this service.
